About

Your Broker, Not the Landlord's

Most commercial leases are negotiated by the landlord's broker — whose job is to fill the building at the best terms for the owner. That broker is not on your side.

I am.

I work exclusively for tenants. I know the Atlanta market submarket by submarket, I know which landlords negotiate and which don't, and I read the fine print so you don't sign something that costs you 3x more than it should over the term.

Cumberland & Worthy is the brokerage I founded to do this work the right way. We handle around 50 deals a year — office, industrial, and medical — across Cobb, Fulton, North Fulton, and the broader Atlanta metro.

What I Do

Three Specialties. One Broker.

Deep submarket knowledge across the three verticals I work in every day.

Office

Office Tenant Representation

Whether you're an 8-person firm looking at sublease space in Vinings or a 50-person company evaluating Cumberland Class A, I run the search, negotiate the LOI, push back on the lease, and stay in your corner through occupancy. Submarkets I cover most: Cumberland/Galleria, Vinings, Buckhead, Midtown, Perimeter, Alpharetta, Roswell, Marietta.

Industrial

Industrial Tenant Representation

Small bay, flex, warehouse, and outside storage — I represent industrial tenants across the I-75 corridor, Fulton Industrial, the airport submarket, and North Atlanta. If you need 3,000 SF for a contractor's bay or 80,000 SF for distribution, I'll find the right building and negotiate terms that match how your business actually operates.

Medical

Medical Office Tenant Representation

Medical office is a different animal — landlords, build-out requirements, parking ratios, and ADA considerations all change the math. I work with physician practices, behavioral health groups, dental and specialty clinics, and multi-location healthcare operators across Atlanta to find, negotiate, and renew the right space.

Why It Matters

The Cost of Going It Alone

Without your own broker, tenants routinely:

Overpay on base rent and miss negotiable NNN expenses
Get locked into restrictive use clauses and renewal terms
Lose leverage at renewal when the landlord's broker controls the conversation
Settle for a space that doesn't fit the business 18 months in
Sign personal guarantees that could have been negotiated away
Miss free rent, TI allowance, and escalation caps the market would support

The landlord pays my fee — built into the deal structure. There's no scenario where representation costs more than going without it.

The Process

How We Work Together

STEP 01

Discovery Call

30 minutes. You tell me about the business, the timeline, the must-haves, and the budget. I give you an honest read on what's realistic in the submarkets you're considering.

STEP 02

Search & Negotiate

I build a shortlist, tour with you, model the economics of each option side by side, draft the LOI, and negotiate the lease — including build-out, free rent, escalations, renewal options, and exit terms.

STEP 03

Occupancy & Beyond

I stay involved through build-out, occupancy, and renewal. Most of my clients I represent for the second, third, and fourth deal — not just the first.

FAQ

Frequently Asked Questions

Who is the best tenant rep broker in Atlanta?
That depends on your vertical and submarket — but I handle 50+ deals annually across office, industrial, and medical, with CCIM credentials and deep Cobb/Fulton/North Atlanta coverage. The right answer is whoever specializes in your specific space type and knows your target submarket cold.
Does tenant representation cost the tenant anything?
No. The landlord pays my commission as part of standard commercial lease structure. You get professional representation at no direct cost.
Do you represent industrial tenants and small bay warehouse users?
Yes. Industrial tenant rep is a core practice area — small bay, flex, warehouse, and outside storage across Fulton Industrial, the I-75 corridor, and the airport submarket.
Do you represent medical practices and healthcare tenants?
Yes. Medical office tenant rep is one of three specialties — physician practices, behavioral health, dental, and specialty clinics across Atlanta.
What Atlanta submarkets do you cover?
All major metro submarkets — Cumberland/Galleria, Vinings, Buckhead, Midtown, Perimeter, Alpharetta, Roswell, Marietta, Kennesaw, Smyrna, Sandy Springs, Fulton Industrial, and the I-75/I-85 corridors.
How is this different from Cumberland & Worthy?
Cumberland & Worthy is my firm. AtlantaTenantRep.com is where I focus specifically on the tenant side of the business — the work I do most and care about most.
